Position and Responsibilities

Gramor Development, (“Gramor”), a premier Oregon-based retail shopping center developer, is expanding and seeking a property manager to join its property management team. Day-to-day responsibilities include the management of retail shopping center property operations, tenant-relations, budgeting, reporting, collections, and lease administration for a portfolio of centers located in Vancouver, WA and the suburbs of the Portland, OR metropolitan area.

Responsibilities include, but are not limited to:

  • Coordination of all property management-related activities including day-to-day property operations, tenant relations, accounts payable, accounts receivable, reporting, and vendor management.
  • Work closely with construction, leasing, and accounting teams to ensure the highest level of service.
  • Prepare and adhere to operating and capital budgets and re-forecasts as well as annual expense recovery estimates and reconciliations.
  • Prepare financial and operational reports as per client requirements. Prepare expense variance comments for the client(s).
  • Hire and supervise third-party vendors, consultants, and contractors for repair and maintenance of the properties, and conduct regular property inspections with all third-party vendors.
  • Supervise, direct and coordinate activities of in-house maintenance personnel.
  • Maintain personal contact with vendors and tenants.
  • Respond to and resolve after-hour emergency calls as needed.

Qualifications

  • At least 2 years of experience as a commercial property manager or property management assistant
  • Experience interacting with tenants, vendors, co-workers and management
  • Proficiency with MS Excel and Word
  • Strong written and verbal communication skills
  • Self-motivated – able to set priorities and work independently in an uneven workflow environment
  • Is personable with a positive and proactive attitude
  • Team player with the ability to communicate and work well with others.
  • Detail-oriented and analytical
  • Yardi property management software experience preferred
  • Bachelor’s Degree preferred

Job Type: Full-time

Pay: $50,000.00 - $110,000.00 per year
